Two routes to a
decarbonised property
– with or without capital.
Choose the model that fits your capital strategy: liquidity-friendly full-service contracting with zero capex, or maximum equity return through owner financing.
Whatever the financing model
re-green’s energy retrofit delivers the same benefits in every model:
Contracting
0% Capex
Fixed 20-year lease for heat pump and PV · refinanced through power & heat sales
Owner financing
100% Capex
80% of income · 20-year operation, terminable after 2 years
How each model works.
Both models deliver the same benefits to owners and tenants – landlord-supply power, heat and green residual power from on-site infrastructure. The difference lies in financing, capital provider and contract term.

Contracting
re-green finances, builds and operates the system – refinanced through supply and lease agreements.

Owner financing
The owner invests – re-green plans, builds and operates on their behalf.
Sample building – what each model delivers.
A real office building with 8,500 m² GFA, currently heated by a gas boiler. Here is how your income differs by financing model – with identical energy infrastructure and identical CO₂ impact.
Contracting income
+10–20%
€2,276
~€3,410
~€4,605
€0 own investment – re-green finances, builds and operates. Stable lease income over 20 years plus an increase in your property’s value.
Owner financing income
+10–20%
€60,700
~€3,410
~€4,605
100% own investment – you finance, re-green plans, builds and operates. Significantly higher income over 20 years plus an increase in your property’s value.
* Increase in value: calculated added value based on market-standard purchase price multiples (source: Wüest Partners 2023); excludes CO₂ savings.
* CO₂ levy savings: approx. 124 t CO₂/year × €55/t CO₂ ≈ €6,820/year, of which the owner’s 50% share ≈ €3,410/year (2,481 t over the term). The CO₂ price will rise significantly by 2030 – and the savings with it.
* Service charge savings under the Building Modernisation Act (GModG): the GModG and the amended CO₂ Cost Allocation Act will split CO₂ costs and gas network charges equally between tenant and landlord. Gas network charges: 124,000 kg CO₂ / 0.202 kg/kWh ≈ 614,000 kWh × 1.5 ct/kWh ≈ €9,210/year, owner’s 50% share = €4,605. The owner’s share of CO₂ costs is shown under CO₂ levy savings. Bio-fuel quota (“Bio-Treppe”, from 2029) set at €0 in year one; savings rise further once it applies. Property-specific, verified in detailed planning.
